Current conditions of the real estate market

The real estate market in Argentina is at this moment under conditions of stability and highly favourable for the national and foreign investment.

In relative terms, the value of the square meter in Buenos Aires is much cheaper than the square meter in other capital cities of the world, becoming one of the favourite cities for the investors.

The real estate values reached their maximum picks of the last 25 years during 1993, 1996 and 1997, when they began to decline slightly.

From the devaluation of the" Peso" that took place in January of 2002, the value of the square meter fell abruptly and, by the middle of that year, the residential properties were quoted to values that they oscillated between a third and half of their values before December 2001.

This happened, largely because of the devaluation, and in a smaller measure, due to the sensation of uncertainty that reigned in the country.

Later on, with the stabilization of the political situation in the country, the values began to recover, arriving to the year 2005 without abrupt fluctuations and with a market in permanent growth, impelled by the tourism as well as by foreign and national investments in the construction.

The devaluation of the "Peso" to a third of what quoted previously, brought as a result a bigger competitiveness of Argentinean products in international markets, a big quantity of foreign tourism –for whom the goods and services of our country are extremely cheap-, as well as a reactivation of the construction as a consequence of the fall of the costs in dollars. Also, Argentinean people have chosen to go on vacation inside their country as a consequence of the rise in the price of the trips abroad.

All these conditions have determined a bigger income of foreign currencies and a reactivation of the internal market and of the economy in general that is beginning at this moment the third year of consecutive growth.

To all this, we must add the recent exit of the default, that will encourage bigger investments and sustained growth, making Argentina an ideal place to invest, either in its industry or trade, in the agricultural activity, or in real estate.
